Donate Land and Create a Legacy of Impact
Donating land to our IRS‑approved 501(c)(3) nonprofit is more than a generous gift — it’s a way to transform lives while receiving substantial tax benefits. If you own property that has appreciated in value or has become a non‑producing asset in your portfolio, now may be the perfect time to consider a real estate donation.
What Kind of Land We’re Seeking

-
Buildable land, with or without existing structures (including fixer‑uppers)
-
Acreage between 8 and 10 acres
-
Zoned for mixed use development
-
Access to water and sewer
Why Donate Land to Charity?

-
Fair Market Value Tax Deduction for your contribution
-
Avoid Capital Gains Taxes on appreciated property
-
Eliminate ongoing costs such as maintenance, insurance, and property taxes
-
Free yourself from underperforming or unwanted property
-
Support a worthy cause that creates safe, inclusive communities for adults with autism and special needs
Real Estate Tax Deductions (Consult your tax profession or go to IRS.gov)

For individual donors, these rules may apply (please consult your tax professional):
-
Property held for more than one year is classified as long‑term capital gain property. You may deduct the full fair market value of the donated property.
-
Charitable contribution deductions are limited to certain percentages of your adjusted gross income, with excess value carried forward for up to five years.
-
If the property has been depreciated, the fair market value must be reduced by accumulated depreciation.
-
Fair Market Value is typically determined by an independent appraisal.
-
Alternatively, you may deduct your cost basis of the property, allowing a deduction of up to 50% of your adjusted gross income, with excesses carried forward for five years.
-
The method you choose depends on factors such as cost basis, tax bracket, age, health, and future giving plans.
-

✨ Your Gift Builds More Than Property

By donating land, you’re not just transferring an asset — you’re helping us create a safe, inclusive, and nurturing community where autistic adults and those with special needs can live independently, work with dignity, and thrive.
